How it works
We realize that it can be very intimidating to purchase real estate on the Internet. This can be a large purchase and you want to make sure that you can trust that everything goes as it should.
There are two ways that most land is sold, cash and seller financing. Below are the processes we use to complete a sale of land.
Great! You have decided that you would like to purchase a piece of land for cash. We will collect the doc fee and the total purchase price. (Please note: Every property has a doc (document) fee to cover the costs of creating the documents and filing the deed with the county.) This can all be done over the phone with a credit card. For more expensive properties (more than $2,000), we can break that payment up. The balance can be paid with a cashier's check.
Once the purchase price has been received, we will prepare the Sale Agreement and send it to your email via SignNow.com for you to review and sign.
After the Sale Agreement is completed, we will send a deed to you for your approval. You will want to make sure that all the information on it is correct. This is the official document that states who owns the land.
When the deed is exactly as you like it, we will go ahead and record it with the County. At this point the title(ownership) will transfer to you. That's It! It’s your property. You can enjoy it however you want.
Great! You have decided that you would like to purchase a piece of land with seller financing. We will put together a payment plan that works best for you. Sandy Land properties that are offered with seller financing have 3 options for you to choose from. You pick which option works for you.
The option you choose will tell you what your down payment is. We will collect the doc fee and the down payment. (Please note: Every property has a doc (document) fee to cover the costs of creating the documents and filing the deed with the county.) This can all be done over the phone with a credit card. We prefer to do credit card so that we can get the process started immediately.
Once the doc fee and the down payment have been received, we will prepare the Sale Agreement, Land Contract and Promissory Note. Those documents will be sent your email via SignNow.com for you to review and sign.
When the documents are signed, we will set you up in our payment system so that every month the payment will be made. You can choose the day of the month that you would like to make your payment.
At this point you simply make your monthly payment. Once the balance has been paid, we will transfer the deed into your name.
